What is working with an exclusive contract?

Exclusive contracts are becoming more and more popular in the real estate sector - all because of the sense of security and stability they offer. The exclusivity contract includes a provision for one person to act as an intermediary in the sale of the property - which means that the owner of the flat or house can make the sale himself or through the intermediation of a specific, contracted person. The advantage of an exclusivity agreement is not only the maximum commitment of the realtor to a successful transaction - after all, he or she is working for you on an exclusive basis - but also the possibility of a faster sale for a better price! What should you know about an exclusivity contract? We are here to help!

What does the agreement contain?

The details contained in the exclusivity agreement between the person wishing to sell the property and the agent should include issues such as: the details of both parties, the exact details of the property, the purpose of the agreement (the exclusivity agreement may be concluded both when selling and renting a flat or a house), the authorisation of the agent to act on behalf of the principal, the scope of the parties' obligations and the agent's remuneration (commission). The most common model of action after signing an exclusivity agreement is for the principal to provide the necessary documents and take care of the condition of the property - so that the intermediary can show it to interested parties. In turn, the intermediary undertakes to check the legal status of the property, organise notarial issues, the so-called 'home staging' - preparing the property for sale or rent - and to present the offer.

Exclusive contract - for whom?

An exclusive contract is the perfect solution for all those people who want to rent or sell their flat for the highest possible profit - in a short period of time. It's a great way to save time and energy (you don't have to check the documentation or estimate the value of your home - the realtor will do it for you!) - especially for those people for whom the sale of a flat involves a lot of emotion. An outsider, who approaches the property without any emotions - will conduct the process of renting or selling in a fully professional manner, preparing an attractive advertisement and carrying out a series of success-oriented marketing activities.

What does this look like in practice?

Working on an exclusive contract is based on contact with one specific person - the intermediary - which translates into less disorganisation of the seller's daily life. How does the sale/lease process under this type of contract look like in practice? After signing the contract, the realtor checks the legal status of the property and gathers the necessary documentation. The next stage of the intermediary's work is to estimate the value of the property - the final valuation is carried out by an expert - and to prepare the premises for sale/lease. When an announcement is made - the intermediary acts marketing (so as to increase interest in the purchase / rental), and after arranging a meeting with potential buyers - presents the property. In the case of a positive decision - it is on his side to deal with all the formalities and possibly to support the buyer in obtaining a loan.

As you can see - selling/renting a property does not have to involve additional stress! With the help of an agent based on an exclusive contract, you can enjoy a quick sale - at a profit! Trust the professionals!
