How to sell a flat efficiently? List of essential documents!

Selling a flat is a process that requires the right documentation in order for the transaction to proceed properly and without unnecessary complications. In the article below, we provide a list of the basic documents that are usually required when selling a freehold flat. When preparing to sell your flat, it is a good idea to be aware of what documentation you need to gather so that the process goes smoothly and without problems.

1. the deed to the property:

The first document that must be provided is the title deed or other document proving that the seller owns the property. Possible sources of property acquisition may include, for example, a deed of purchase, donation or inheritance. This is the key document that certifies the right to sell the flat.

2. certificate of no registered persons:

The next document is a certificate of no persons registered in the flat. This is a document issued at the town hall which informs the prospective buyer that all existing residents are de-registered. This certificate is usually issued on the spot, allowing you to obtain it quickly.

3. a certificate of no arrears of fees:

Another important document is a certificate of no arrears in flat fees. In order to obtain this document, it is necessary to apply to the Community or Cooperative managing the building. This certificate certifies that the seller has paid all the fees due and has no rent arrears. 

4. energy performance certificate:

From 28 April 2023, a building energy performance certificate is also required. This document specifies the amount of energy demand required to meet the energy needs associated with the use of the dwelling. In order to obtain this certificate, it is necessary to have it drawn up by a specialist who is qualified to carry out this type of analysis.

It is worth noting that the number of documents may increase depending on the situation - we draw up an exact list after analysing the basis for the acquisition of the property.

For your meeting with the agent, please be prepared: 

  • Basis for property acquisition, 
  • Bills for the winter and summer months, 
  • Information on renovations/modernisations, 
  • Property plan. 

Remember that proper documentation is the key to a successful transaction. With complete and correctly prepared documents, the sale of a flat becomes much simpler, and therefore quicker. It is therefore worth taking care of this already at the stage of preparing for the sale to avoid unnecessary delays and problems.
